Citation Design Award Merit Award Project Description: 18 Peach is the next in line for a self-termed ‘hobby developer’ who has single-handedly redeveloped an entire block of East Peach Street in northeast Bozeman. This creative and progressive individual has championed the values of smart growth while challenging the constructs of density and urban living. 18 Peach was created as a result of subdividing a larger underutilized lot. It takes advantage of its unique opportunity by rising above the neighboring rear yards to both capture views and the solar window while offering an important and welcomed infill frontage along the Peach streetscape. With its small and efficient footprint (556 Square Feet), the house is respectful to the existing neighborhood scale, while increasing the density. The unique nature of the small lot created a necessity to be efficient with the use of space, both inside and out. With the need to incorporate off-street parking spaces, a small alley accessed garage and carport were added to the south of the lot. The carport, used primarily in the winter months, doubles as covered outdoor living in the summer. Large movable wood partitions can be used to create privacy for the patio, or visual screens when used as a carport. The interior layout is compact but contains an unexpectedly large program that includes three bedrooms and a sleeping loft. With limited space, much of the built-in furniture doubles as storage space. The continuous bench seating in the living room also contains drawer storage below. The guardrail to the loft is also a “floating” bookshelf on one side and cabinet storage on the opposite. Both the bookshelf and loft are accessed by a rolling library ladder, maintaining efficient circulation below.
